A 55+ Community Case Study

Fleming Homes needed help promoting a brand-new 55+ community of 99 villa homes they were planning. The first item needed for marketing was a new website. How do you sell a product that isn’t built yet? With a lot of creativity. By groundbreaking, there were 18 homes pre-sold. The community officially sold out in March 2021.

Video Marketing

We worked with Jeff and Wayne to promote videos as the community was being established and throughout the building process. Our focus with the videos was to showcase all the unique features of the community that many other similar communities do not have.

The videos became our social media content and did very well with engagement and bringing in organic traffic.

Social Media Marketing

Social Media played a big part in helping to sell out the community. We started the Facebook Page

Social Media was creative and designed to focus on the features and benefits of the community. As residents moved in, they participated on social media, providing useful testimonials and engagement. We posted about 3 times per week and used a mix of images, videos, link posts, blog content, and graphics.

Email Marketing

Our initial objective was to build an email list of prospects. The sales team added to the database as they encountered interested people. We sent out email updates consistently, letting prospects know about new models and what inventory was available.

Chatbot Marketing

This was a really great tool for getting prospects to engage with us. It was an automated chatbot in a quiz format that walked a prospect through identifying which model was right for them.

Conclusion

There was an on-site real estate team to handle the leads and did their own marketing. But it was the coordinated marketing strategy that helped the community get started with pre-sells and eventually sell out all 99 homes in 3 years.
